Protective covenants, conditions and restrictions for School House Village:
1.Homes will have to have at least a 5/12 pitch roof.Homes must have a pole light by driveway that comes on at night by a sensor.The driveway has to be paved.Those with oil heat are to put the tank in the basement or under the home. 2.There will not be any single-wide or doublewide mobile homes allowed. 3.All homes placed or built will need to be reviewed and approved by the committee. 4.Rancher homes have to be at least 1400 square feet in size and 2-story homes have to be at least 1500 square feet in size.This area does not include the basement or garage. 5.Homes will have to be finished before moving in. 6.All those connected to the sewer and water systems for School House Village will pay for the fees assessed. 7.Those using Village Lane will pay a maintenance fee for the use of it.This pays for services like maintaining the street and plowing the snow.In case the township ever takes over the street, this will be discontinued. 8.Homes shall be neat in appearance and in good condition at all times.No lawn ornaments are allowed in the front lawn. 9.Owners are required to landscape their property in an attractive and well-kept fashion.Yards shall be established as soon as possible. 10.Household pets are allowed, provided they are not allowed to roam from their owner’s lot and they do not create a nuisance or annoyance to the other lot owners. 11.Homeowners are solely liable and responsible for keeping their own water and sewer connection from freezing. 12.There shall not be loud parties or any excessive noise. 13.No repairing and overhauling of cars are permitted outside.(Oil changes and short jobs are OK). 14.Cars shall be parked only in the designated areas and if not regularly operated shall be removed from the premises. 15.There shall not be any tractor-trailers on street except for deliveries. 16.Each home will have to have a utility shed that compliments the home and shall be at least 10’ x 12’.If the home has an adequate size garage, this could be eliminated. 17.Watering of lawns and washing cars may be restricted depending on water supply. 18.All lots are to be kept free of debris and other unsightly items.Storage of items, including but not limited to tires, boxes, appliances, interior furniture, etc., shall be prohibited in open areas.Items that cannot be adequately stored out of sight must be removed from the properties. 19.No above ground swimming pools are allowed. 20.No dog kennels are allowed. 21.All fences are to be approved by the School House Village Committee.
Invalidity of any of these restrictive and protective covenants by Judgment or Court Order shall not affect any of the other covenants, which shall remain in full force and effect.
